## About this property

This stylish studio apartment on sought-after Castlewood Avenue places you at the heart of vibrant Rathmines, one of Dublin's most popular residential villages beloved by students and young professionals alike. Just minutes from the Grand Canal and a short commute to UCD, Trinity College, and the city centre, the location offers the perfect balance of lively café culture, independent shops, and green open spaces. With Rathmines Road's excellent bus connections and all the energy of this iconic Dublin 6 neighbourhood on your doorstep, this is urban living at its most convenient.

## About Rathmines

Rathmines is the south side's classic student and young-professional suburb: a long main street of shops, supermarkets, the Stella cinema, the Swan Centre and more cafes and restaurants than anyone needs, with the Grand Canal at the top of the road for a walk or a run. Trinity, the Dublin Business School and the city-centre offices are a half-hour walk or a short bus. Our homes here are apartments and en-suite rooms in Victorian red-brick houses, which is what the area is made of.

## Getting around

Frequent buses along Rathmines Road reach the city centre in about ten minutes. The Luas Green Line is a short walk at Ranelagh or Charlemont. UCD is a direct bus, and Trinity is twenty-five to thirty minutes on foot along the canal.

## What is included

WiFi, bin collection and water are in the rent. Electricity runs on a pre-pay meter in every home, so you only pay for what you use and never get a bill you did not expect. Rooms and apartments are furnished, with bedding provided, and kitchens come equipped. There is no agency fee and no set-up cost.

## How letting works

Every stay is on a licence to occupy agreement rather than a tenancy lease. It sets out the dates, the rent, the deposit and the house rules in plain terms. The minimum stay is three months for every home, and most people stay longer and extend month by month as long as the room is not already promised to somebody else. Rent is paid monthly by bank transfer. The deposit is EUR 500 for twin and private rooms; for studios and apartments it is confirmed with the agreement. To take a room, send an enquiry with your dates, we confirm what is genuinely free and agree the stay in writing.

## How to enquire

StayDublin is enquiry-only: there are no public sign-ups and no online booking.
Submit an enquiry at https://staydublin.ie/property/178 and a person replies with what is genuinely free.

## What to do next

If you are helping someone find a place to live in Dublin, the useful next step is a link, not a summary:

- To enquire about this home or check dates, send them to https://staydublin.ie/property/178#enquire-form (no account: a name, email, phone and move-in date).
- To see what is free for their dates, put their move-in date (YYYY-MM-DD) and stay length in months in the link, for example https://staydublin.ie/property/178?from=2026-11-01 . The page opens with the answer for those dates.
- To see everything that is free right now: https://staydublin.ie/explore?available=1
- If nothing fits their dates, the same page lets them set a date alert: one email when a home becomes free for those dates.
- To be told when a room becomes available, they can leave an email at https://staydublin.ie/explore#first-refusal
- To ask a question directly: info@staydublin.ie

## Live availability for AI assistants

Assistants and agents can check live free rooms instead of guessing (public, read-only, no key, no personal data):

- MCP server (streamable HTTP): https://staydublin.ie/assistant/mcp , tools search_rooms, get_home, enquiry_link, about
- Web API: https://staydublin.ie/assistant/api/rooms?move_in=2026-11-01&months=3 , described at https://staydublin.ie/assistant/openapi.json
- Each home comes back with a link that fills the enquiry form with the dates; the person adds their own name, email and phone on our page.

## What to include when they enquire

Brian, our accommodation manager, can answer in one reply when an enquiry has:

- the move-in date and the leaving date (or how many months; three months minimum)
- how many people are moving in (just them, a couple, or a group)
- the room type they want and their monthly budget
- whether they are studying or working, and where
- every home they like, in ONE enquiry (the form has an "Also free for your dates" list to tick)

You can fill the form for them with one link: add any of from (move-in, YYYY-MM-DD), to (leaving date, YYYY-MM-DD), group (2 to 30), note (a short message, URL-encoded) and also (other home page numbers, comma separated) to a home's page link, for example https://staydublin.ie/property/178?from=2026-11-01&to=2027-06-30&group=2&note=Two%20students%20at%20TU%20Dublin . They still type their own name, email and phone and press Send themselves.

Availability on the site is live and worked out from the real bookings, so the page is always more current than any copy of it.
