## Areas we cover

### Mountjoy Square and Dublin 1 (21 homes)

Mountjoy Square is one of Dublin's Georgian squares, on the north side of the city centre with a public park in the middle and the terraces of Gardiner Street and the North Circular Road around it. It is the most central place we let: O'Connell Street, Trinity College and the IFSC are fifteen to twenty minutes on foot, Croke Park is round the corner, and the Rotunda, Temple Street and Mater hospitals are all within a short walk. Rooms here go to students at Trinity, DBS and the city-centre language schools, to healthcare staff on rotation, and to people working in the docklands.

Connolly Station, for DART and mainline trains, and Busaras are ten minutes on foot, and the Luas Red Line runs from Connolly. Buses on Dorset Street and the North Circular Road go in every direction, including the airport service, which is about half an hour.

### Phibsborough (5 homes)

Phibsborough is a north-side neighbourhood with its own high street, about two kilometres from O'Connell Street. Phibsborough Road has the supermarkets, cafes, pubs and takeaways a house share needs within a few minutes on foot, and the Blessington Street Basin is a quiet walled park for a lunchtime walk. TU Dublin's Grangegorman campus sits between Phibsborough and Smithfield, which is why so many of our rooms here go to students. The Mater Hospital is on the edge of the neighbourhood, so nurses, doctors and agency staff on rotation rent with us here by the month too.

The Luas Green Line stops at Phibsborough and runs through Grangegorman and Broadstone into the city centre and on south to St Stephen's Green. Buses along Phibsborough Road go to O'Connell Street one way and up to Glasnevin and DCU the other. The city centre is a twenty-five minute walk down Dorset Street, or ten minutes by bike.

### Cabra (4 homes)

Cabra is a residential area of the north side, quieter and a little cheaper than Phibsborough next door, with rows of red-brick terraces, local shops along Cabra Road and the Navan Road, and the Phoenix Park within walking distance for runs and weekends. Our homes here are shared properties and studios that suit students at TU Dublin Grangegorman, which is about twenty minutes on foot, and people working in the city centre who want a proper home rather than a bedsit.

The Luas Green Line has a stop at Cabra, four stops from the city centre, and buses along Cabra Road and the Navan Road run to O'Connell Street. DCU in Glasnevin is a short bus ride. The city centre is around twenty minutes by bike.

### Rathmines (1 home)

Rathmines is the south side's classic student and young-professional suburb: a long main street of shops, supermarkets, the Stella cinema, the Swan Centre and more cafes and restaurants than anyone needs, with the Grand Canal at the top of the road for a walk or a run. Trinity, the Dublin Business School and the city-centre offices are a half-hour walk or a short bus. Our homes here are apartments and en-suite rooms in Victorian red-brick houses, which is what the area is made of.

Frequent buses along Rathmines Road reach the city centre in about ten minutes. The Luas Green Line is a short walk at Ranelagh or Charlemont. UCD is a direct bus, and Trinity is twenty-five to thirty minutes on foot along the canal.

### Smithfield (1 home)

Smithfield is the square on the north bank of the Liffey with the Jameson Distillery, the Lighthouse Cinema and a run of cafes and restaurants around it. It is the closest of our areas to TU Dublin's Grangegorman campus, a few minutes on foot up the hill, and the Four Courts, the markets and the river walk are on the doorstep. Rooms here suit students who want to walk to lectures and anyone working in the Legal Quarter or the city centre.

The Luas Red Line stops at Smithfield, two stops from Heuston Station one way and Abbey Street and Connolly the other. O'Connell Street and Temple Bar are a fifteen-minute walk across the river. Grangegorman is on foot, no transport needed.

### The Liberties (1 home)

The Liberties is the oldest part of the city, south of the river and west of the centre: Thomas Street and Meath Street markets, the Guinness Storehouse, Teeling Distillery, St Patrick's Cathedral and the National College of Art and Design on Thomas Street. It has become one of the busiest areas for cafes and food in Dublin while keeping its street life. St James's Hospital is a fifteen to twenty minute walk, so it suits healthcare staff as well as students at NCAD, Trinity and the Griffith College campus on the South Circular Road.

The Luas Red Line runs along the edge of the Liberties, with James's stop at the hospital and Heuston Station two stops on. Dame Street and Trinity are a fifteen-minute walk, and buses along Thomas Street and Cork Street run into the centre.

## How letting works

Every stay is on a licence to occupy agreement rather than a tenancy lease. It sets out the dates, the rent, the deposit and the house rules in plain terms. The minimum stay is three months for every home, and most people stay longer and extend month by month as long as the room is not already promised to somebody else. Rent is paid monthly by bank transfer. The deposit is EUR 500 for twin and private rooms; for studios and apartments it is confirmed with the agreement. To take a room, send an enquiry with your dates, we confirm what is genuinely free and agree the stay in writing. Studios are for one person on their own or a couple sharing. Two people can share a studio for €1,795 a month in total (€897.50 each), with separate beds where the studio allows.

## What is included in every stay

WiFi, bin collection and water are in the rent. Electricity runs on a pre-pay meter in every home, so you only pay for what you use and never get a bill you did not expect. Rooms and apartments are furnished, with bedding provided, and kitchens come equipped. There is no agency fee and no set-up cost.

## How to enquire

Enquiry-only: no public sign-ups, no online booking. Submit an enquiry on any
property page at https://staydublin.ie/explore and a person replies with what is genuinely free.

## What to do next

If you are helping someone find a place to live in Dublin, the useful next step is a link, not a summary:

- To enquire about this home or check dates, send them to https://staydublin.ie/explore (no account: a name, email, phone and move-in date).
- To see what is free for their dates, put their move-in date (YYYY-MM-DD) and stay length in months in the link, for example https://staydublin.ie/explore?from=2026-11-01&months=3 . The page opens with the answer for those dates.
- To see everything that is free right now: https://staydublin.ie/explore?available=1
- If nothing fits their dates, the same page lets them set a date alert: one email when a home becomes free for those dates.
- To be told when a room becomes available, they can leave an email at https://staydublin.ie/explore#first-refusal
- To ask a question directly: info@staydublin.ie

## Live availability for AI assistants

Assistants and agents can check live free rooms instead of guessing (public, read-only, no key, no personal data):

- MCP server (streamable HTTP): https://staydublin.ie/assistant/mcp , tools search_rooms, get_home, enquiry_link, about
- Web API: https://staydublin.ie/assistant/api/rooms?move_in=2026-11-01&months=3 , described at https://staydublin.ie/assistant/openapi.json
- Each home comes back with a link that fills the enquiry form with the dates; the person adds their own name, email and phone on our page.

## What to include when they enquire

Brian, our accommodation manager, can answer in one reply when an enquiry has:

- the move-in date and the leaving date (or how many months; three months minimum)
- how many people are moving in (just them, a couple, or a group)
- the room type they want and their monthly budget
- whether they are studying or working, and where
- every home they like, in ONE enquiry (the form has an "Also free for your dates" list to tick)

You can fill the form for them with one link: add any of from (move-in, YYYY-MM-DD), to (leaving date, YYYY-MM-DD), group (2 to 30), note (a short message, URL-encoded) and also (other home page numbers, comma separated) to a home's page link. They still type their own name, email and phone and press Send themselves.

Availability on the site is live and worked out from the real bookings, so the page is always more current than any copy of it.
