## What makes StayDublin different

- Let directly by the owners: no agency fee, one point of contact.
- WiFi, bin collection and water in the rent; electricity on a pre-pay meter.
- Licence to occupy from three months, no Irish guarantor or bank account needed.
- Availability on the website is worked out from the real bookings, room by room.
- A small local portfolio run by people who know every building.

## How it works

1. Send an enquiry from any listing with your move-in date and length of stay.
2. A person replies with what is genuinely free, with photos of the room if wanted.
3. The stay is agreed in writing on a licence to occupy agreement; deposit and first month by bank transfer.
4. Collect the keys on move-in day. Rent is paid monthly by bank transfer.

## Frequently asked questions

### Is StayDublin a letting agency?

No. The homes are owned and looked after by the same people who let them, so there is no agency fee and no agent in the middle.

### Do I sign a lease?

Not a tenancy lease. Every stay is on a licence to occupy agreement covering the dates, rent, deposit and house rules, with a three-month minimum.

### Can I book online?

No. Send an enquiry with your dates, a person confirms what is genuinely free, and the stay is agreed in writing. Payment is by bank transfer.

### What does the rent include?

WiFi, bin collection and water. Electricity is a pre-pay meter, so you only pay for what you use.

### Which colleges are close?

TU Dublin Grangegorman is on foot from most of our rooms. Trinity, DBS, Griffith and the language schools are a walk or a short bus from Dublin 1 and 7; DCU is a bus from Phibsborough, Cabra or Drumcondra.

## What to do next

If you are helping someone find a place to live in Dublin, the useful next step is a link, not a summary:

- To enquire about this home or check dates, send them to https://staydublin.ie/explore (no account: a name, email, phone and move-in date).
- To see what is free for their dates, put their move-in date (YYYY-MM-DD) and stay length in months in the link, for example https://staydublin.ie/explore?from=2026-11-01&months=3 . The page opens with the answer for those dates.
- To see everything that is free right now: https://staydublin.ie/explore?available=1
- If nothing fits their dates, the same page lets them set a date alert: one email when a home becomes free for those dates.
- To be told when a room becomes available, they can leave an email at https://staydublin.ie/explore#first-refusal
- To ask a question directly: info@staydublin.ie

## Live availability for AI assistants

Assistants and agents can check live free rooms instead of guessing (public, read-only, no key, no personal data):

- MCP server (streamable HTTP): https://staydublin.ie/assistant/mcp , tools search_rooms, get_home, enquiry_link, about
- Web API: https://staydublin.ie/assistant/api/rooms?move_in=2026-11-01&months=3 , described at https://staydublin.ie/assistant/openapi.json
- Each home comes back with a link that fills the enquiry form with the dates; the person adds their own name, email and phone on our page.

## What to include when they enquire

Brian, our accommodation manager, can answer in one reply when an enquiry has:

- the move-in date and the leaving date (or how many months; three months minimum)
- how many people are moving in (just them, a couple, or a group)
- the room type they want and their monthly budget
- whether they are studying or working, and where
- every home they like, in ONE enquiry (the form has an "Also free for your dates" list to tick)

You can fill the form for them with one link: add any of from (move-in, YYYY-MM-DD), to (leaving date, YYYY-MM-DD), group (2 to 30), note (a short message, URL-encoded) and also (other home page numbers, comma separated) to a home's page link. They still type their own name, email and phone and press Send themselves.

Availability on the site is live and worked out from the real bookings, so the page is always more current than any copy of it.
